How much is the security deposit?

The Security Deposit is typically the equivalent of 4-6 weeks rent and is paid prior the tenancy commencing.

What references should I provide?

You will be required to provide a previous landlord, bank, employee and/or character reference as well as either passport or driving license. For a company let we will require proof of Identification for all parties staying at the property.

Who is responsible for contacting the utility companies after I move in?

It is your responsibility as the tenant to contact all the relevant utility companies and register yourself with them when you move into the property. Meter readings will be read at the beginning and end of the tenancy.

When is my rent due?

The rent is due on the rent due date as specified in your tenancy agreement. It is therefore advisable that the standing order mandate be set up 3 days prior so that the rent can be in the recipients account on the rent due date. Alternative arrangements with reference to rental payments must be submitted in writing and agreed prior to any changes stated in the tenancy agreement.

What happens if my rent is paid late?

Should you experience difficulties in making your rental payments as agreed in the tenancy agreement you must notify Moov-in Lettings & Management immediately. Arrears letters will be issued should rental arrears remain after 5 days. This action will incur a charge of £25 for which you will be liable.

What happens if I experience problems during my tenancy?

If you experience issues with regard to the maintenance of the property then you should contact us immediately on 01473 216 453 alternatively your can email us on maintenance@moov-inestates.co.uk. If your property is not managed by Moov-in Lettings & Management then you should contact your landlord directly.

How do I serve notice to vacate my property?

Notice must be given in writing to 164 Ranelagh Road, Ipswich, Suffolk, IP2 1AB or alternatively emailed to lettings@moov-inestates.co.uk. Your notice must be given in accordance with your tenancy agreement and must clearly refer to both yourself the tenant and the property address.

If I want to leave my tenancy early what liabilities will I have?

As detailed in your tenancy agreement you will be liable for the rent until the end of the tenancy or its break clause point (if applicable). Should a new tenant be found then your liability for the rent would cease from the start date of the new tenancy. However you would also be liable for any costs incurred by the landlord for remarketing the property.

What should I do with the keys at the end of my tenancy?

At the end of your tenancy keys should always be returned to us at 164 Ranelagh Road, Ipswich, Suffolk, IP2 1AB unless previously instructed otherwise. It is very important that this is done on or before the end of your tenancy, as you will be liable for the rent until the keys are returned.

What costs should I expect at the end of my tenancy?

At the end of your tenancy you should expect any costs associated with the check out and professional cleaning of the property. Any disputes over the condition of the property as detailed in the inventory may also be deducted from the security deposit.

What is the tenancy deposit protection scheme?

As part of the Housing Act 2004 the Government is introducing tenancy deposit protection for all assured shorthold tenancies (ASTs) in England and Wales where a deposit is taken. From April 6th 2007, all deposits paid under an AST have had to be protected within 14 calendar days of receipt by the landlord.
